-Up to 90% Loan To Value for Purchase

-60%-90% Loan To Value for Refinance - Case by Case

-Rates are in the range of 3% to 8% (meeting underwriting conditions)

-20, 25, 30 year amortizations (usually 5/25, 7/25,10/25, 10/30 with typical Resets after 5 years)

-630 Minimum Credit Score Required.  Certain exceptions if under 640, but at least 620)

-Prepayment Penalty normally 5%, 4%. 3%. 2%, 1% years 1-5. Other options may be available

Commercial Timeline

-Turnaround usually takes 3-5 days for a pre-approval

-Generally, it takes 60 days to close a loan

-Commercial Loans cost more (appraisals,  bank attorneys, and environmental)

-Environmental Questionnaire is required, a  transaction screen or Phase 1 may also be  needed

Victor Gonçalves has been in business in the residential and commercial mortgage business for the last 29 years. He has helped over 5,000 clients make their desire to own a home or a business a reality.

 

He was born to Portuguese parents in Caracas Venezuela, and moved to the United States when he was 13 years old. Due to his multicultural upbringing, Victor speaks English, Spanish, and Portuguese fluently. He has lived in New Jersey ever since immigrating to the US, growing up in the Ironbound, graduating from NJIT, and moving to central Jersey with his family in 1998.

 

His ambition in life and in his career is to make a difference in people's lives through the accomplishment of real estate ownership.
